Housing searches around Girne are increasingly extending beyond the town centre towards nearby communities, according to developer Dindi Group in comments reported by Halkın Sesi.
The company said interest is moving west towards Lapta and Alsancak, and east towards Çatalköy and Ozanköy. It attributed the trend to limited land suited to new projects in central Girne, as well as the potential for buyers to find larger homes and residential-complex facilities within a similar budget in surrounding areas.
Those facilities can include gardens, swimming pools and parking, the company said. Hacı Ziya Dindi, a director of the group, said prospective purchasers were increasingly asking about individual neighbourhoods rather than making a general search for property in Girne.
Dindi Group also said location choices could differ between investors seeking rental income and buyers expecting property values to rise. It advised prospective investors to include maintenance charges, ongoing upkeep and possible vacant periods when estimating rental returns.
For homes outside the centre, buyers were also considering road links, summer traffic and access to schools, shops and health centres, according to the company.
Title-deed type is being raised earlier in sales discussions, Dindi said, describing this as a positive development for the market. The comments represent the company’s view of buyer activity and priorities in the Girne area.
Dindi Group identified its Belmaris and Mireva developments in Lapta and its West Park project in Alsancak among projects in the locations it discussed. The company says it has developed projects around Girne since 2005.
